The Gables, BMI Redland testimonial
When the new owners of The Gables, a striking Arts & Crafts Victorian Residence, discovered the roof needed replacing, finding a solution that would preserve the heritage aesthetic of the property was paramount, but it was also important to ensure the roofing materials and workmanship were on par with the original installation.
Neil Sweeting of N T Sweeting Roofing Contractors describes how BMI Redland's SpecMaster roof specification and guarantee service helped with this project and how the beautiful Rosemary Clay Classic tile restored the beauty of this property.

Hi Sunny. In principle the RedVent 25 can be used to ventilate a flat roof however it needs to be installed on a timber upstand adjacent to the abutment wall. Please contact the Redland Technical Services team for more details on 0330 123 4585.

whats stopping the water getting in between the ridges (no joiner's/brackets) and through the screw holes either side of ridges??

Hi @deanhook4357 The Dry Hip system relies on the underlying hip tile support trays and the weathertight rollable hip membrane dressed over the hip batten to keep the weather out. The system is tried and tested having been launched into the UK market in 1990 and does not require hip tile unions. Each hip tile is twice screw fixed into the hip batten using stainless wood screws with washers supplied.

I have a problem separating the terminal adaptor from the ridge vent. I can see the 4 lugs that secure the terminal adaptor. But what is the knack for separating the two parts? I need to do this to aid cleaning out the vent because it is block with rubbish. Any help on this solving this problem would be appreciated. The vent is being used for an extractor fan outlet.

Good video, my mortar ridge failed recently and after fitting a system like this I can tell it's going to be good for awhile, much more ventilation and easier to fix any issues without needing to mix up mortar, then when it needs replacing if ever it's dead easy to unscrew the ridge tiles and gaskets, unroll the old material and fit a new kit.

I have those in my roof but they are just open ended in the loft. Are they used to keep a loft ventilated? Also below one of them the ceiling looks damp and cold on the thermal image camera, can these let water come in through the fins?

Hi. Very informative. My roofer hasn't folded the upper lip or upper part of the felt onto the batton above. Infact it's hanging down into the loft. I saw that the home's original extractor fan and sewer ducts also have hanging felt all around them? Is that acceptable ? I showed him this video and he says dont worry? I have done thousands and there wont be a problem?? Losing my sleep over it. Please help??

You get this from roofers over and over again. Most of them never read the installation instructions for the products they fit (in fact, a lot of them have poor reading skills); they often do things the wrong way simply because that's how they've always done it. The fact they they haven't had much comeback does not mean that their work was satisfactory. We often find someone different when we realise the person we had before wasn't that good. They are not the brightest people except when it comes to finding excuses and telling you things to confuse you and shut you up. Most of what they say is untrue (even if they don't realise it). The only way to get the job done right is to find out how it should be done and get this written into the quotation (this is a binding contract). Unfortunately, seeing that you know what you're talking about and insisting on using correct procedures, a lot of them will find excuses not to give you a quote.

My roofer has used your system on a centreline dormer ridge, where the tiles lie flat either side of the ridge tile and on roof quarter ridges where the tiles are stepped either side of the ridge. There are open gaps where the roll has failed to adhere properly to the stepped tiles, allowing water to ingress and rot the battens. Unless properly sealed this is a poor solution in these circumstances.

Dont know why you leave the felt short. Its breathable membrane, the whole roof space gets vented without the need to vent through the ridge. Or is this another example of a designer trying to be to clever. Other than that these systems are a great idea. Less chance to stain a roof tiles that are damp and slippery.

The american tile roof makes use of plywood boards as base to support the tiles instead of using a lot of wood battens on top of water proof underlayments. I think the American way using plywood base roof to support the tiles gives a stronger and better roof.
